California Rent Caps 2025-26: Tenant Protection Act of 2019 (AB 1482) CPI Update
The Apartment Association California Southern Cities has published the latest Consumer Price Index (CPI) figures used to calculate the maximum allowable rent increases under California’s statewide rent control law the Tenant Protection Act of 2019 (AB 1482) for the period beginning August 1, 2025, through July 31, 2026. Under AB 1482, annual rent increases for most residential properties built before January 1, 2005, are capped at 5% plus the regional CPI, or 10%—whichever is lower. These limits apply to many units across the state unless exempt under the law.
The chart below provides the updated CPI rates and corresponding maximum rent increases for key metropolitan areas, including Los Angeles, Orange County, Riverside, San Diego, San Francisco, and the statewide average for regions not covered by a specific index.
